Fire stopping and compartmentation
A fire damper only performs if the construction around it does too. We survey and remediate fire stopping to service penetrations, restoring the integrity of walls and floors that have been breached by ducts, pipes, cables and containment.
Where compartmentation breaks down
Compartment walls above ceilings and inside risers are where fire stopping is most often compromised, and least often looked at. Cables get pulled through after handover, pipework is added, sleeves are left unsealed, and holes cut for one service are never made good when it is removed.
Each of those breaches gives fire and smoke a route into the next compartment, undermining the escape and firefighting strategy the building was designed around. Because they sit in concealed voids, they are invisible during normal occupation.
We survey those voids alongside the damper survey, which is the efficient way to do it since we are already above the ceiling with the access open.
Standards we work to
- BS EN 1366-3 fire resistance tests for penetration seals
- Approved Document B of the Building Regulations
- ASFP Red Book and Pink Book guidance
- Third-party certified systems installed to manufacturer detail
Remedial fire stopping
Remedial works are carried out with third-party certified systems appropriate to the substrate, the service and the required fire resistance period: batt and coating, intumescent sealants, collars, wraps, sleeves and cast-in devices as the situation demands.
Every seal is recorded, photographed, referenced and labelled, so future contractors know what is there and your records show what was installed, where, and to what standard.
What's included
- Survey of ceiling voids, risers and plant rooms
- Identification and referencing of every breach
- Remedial sealing with certified systems
- Correct specification for substrate and fire resistance period
- Labelling of completed seals
- Photographic evidence before and after
- Schedule of works with individual line pricing
- Digital register of all installed seals
